Brokerage Terms
Aligned Homes Realty provides brokerage and property coordination services for buying, selling, renting, and listing properties in Vadodara. Brokerage terms will be clearly communicated before site visits, property introductions, negotiations, or transaction closure.
1. Sale Brokerage
For property sale transactions, brokerage or success fee may be payable as agreed between the client and Aligned Homes Realty. The amount or percentage will be communicated before proceeding.
2. Rental Brokerage
For rental transactions, brokerage may be charged as agreed, commonly based on a portion of monthly rent or one month's rent depending on property type, transaction scope, and market norms.
3. Buyer / Tenant Responsibility
If a buyer or tenant is introduced to a property through Aligned Homes Realty, they agree not to bypass Aligned Homes Realty and directly close the deal with the owner, landlord, seller, or another party.
4. Seller / Landlord Responsibility
If a seller or landlord lists a property through Aligned Homes Realty, they agree to communicate honestly about ownership, pricing, availability, documentation status, known defects, and transaction terms.
5. Property Introduction
A property is considered introduced when Aligned Homes Realty shares property details, photos, videos, location, society name, visit coordination, owner/landlord connection, or any identifying information.
6. When Brokerage Becomes Payable
Brokerage becomes payable based on the agreed terms when a transaction progresses to closure, token, agreement, possession, rent agreement, sale agreement, sale deed, or other defined milestone.
7. Add-On Services
Repairs, deep cleaning, vastu remedies, advanced inspections, legal services, documentation support, photography, paid marketing, and property management may be charged separately.
8. Agreement Flow Coming Soon
Before accessing protected property listings or submitting properties for active promotion, buyers, tenants, sellers, and landlords may be required to accept digital brokerage terms through checkbox, OTP verification, and agreement PDF confirmation.
