Brokerage Terms

Aligned Homes Realty provides real estate brokerage, property matching, property listing, buyer/seller/tenant/landlord coordination, visit coordination, negotiation support, documentation coordination, and move-in support services in Vadodara, Gujarat.

This page explains our standard brokerage terms. Specific brokerage, commission, service charges, or customized terms may be confirmed separately through written agreement, digital confirmation, email, WhatsApp, or other accepted communication before proceeding with a transaction or service.

1. Sale Brokerage

For property sale transactions, the standard sale brokerage of Aligned Homes Realty is as follows:

Above ₹1 crore1% of the final transaction value

The final transaction value means the mutually agreed property sale value between the relevant parties.

Brokerage may be payable by the buyer, seller, or both parties depending on the engagement, introduction, transaction structure, and mutual agreement.

2. Customized Brokerage Terms

In some cases, brokerage may be customized based on property value, client requirement, service scope, exclusivity, urgency, mandate type, transaction complexity, or mutual understanding between the parties.

Any such customized brokerage arrangement will be communicated and confirmed before the relevant transaction stage through one or more accepted communication methods such as:

  • Written agreement
  • Email
  • WhatsApp confirmation
  • Digital acceptance
  • Signed document
  • Other mutually accepted communication

Customized brokerage applies only by mutual agreement and prior confirmation. If no customized brokerage arrangement is agreed and confirmed in advance, the standard brokerage terms mentioned on this page shall apply.

3. Rental Brokerage

For rental transactions, brokerage may be charged as agreed between the relevant party and Aligned Homes Realty.

Rental brokerage may depend on:

  • Monthly rent
  • Property type
  • Furnishing status
  • Lease duration
  • Tenant type
  • Service scope
  • Documentation support
  • Move-in coordination
  • Market practice
  • Mutual agreement

Rental brokerage terms will be communicated before proceeding with rental closure, agreement process, or handover stage.

4. Property Introduction

A property, buyer, tenant, seller, landlord, owner, or opportunity may be considered introduced by Aligned Homes Realty when we share or facilitate any of the following:

  • Property details
  • Property photos or videos
  • Society/building name
  • Area or location details
  • Property visit
  • Owner/seller/landlord connection
  • Buyer/tenant connection
  • Property report
  • Negotiation discussion
  • Documentation coordination
  • Any identifying property or party information

Brokerage may become applicable if a transaction is completed through, after, or as a result of such introduction or coordination.

5. Non-Circumvention

If Aligned Homes Realty introduces a user to a property, buyer, tenant, seller, landlord, owner, or transaction opportunity, the user agrees not to bypass Aligned Homes Realty and directly close the deal without informing and settling applicable brokerage or agreed service charges.

This applies to direct or indirect closure through family members, representatives, other brokers, or related parties where the original introduction or coordination was made by Aligned Homes Realty.

6. When Brokerage Becomes Payable

Brokerage may become payable based on the agreed terms when a transaction reaches one or more of the following stages:

  • Token confirmation
  • Sale agreement
  • Rent agreement
  • Possession confirmation
  • Handover
  • Registration
  • Sale deed execution
  • Tenant move-in
  • Owner/tenant agreement finalization
  • Any other mutually agreed closure milestone

The exact payable stage may vary depending on transaction type and mutual agreement.

7. Buyer / Tenant Responsibility

Buyers and tenants introduced to a property through Aligned Homes Realty should not directly negotiate, bypass, or close with the owner, seller, landlord, or related party without informing Aligned Homes Realty.

Buyers and tenants are also responsible for conducting their own legal, financial, technical, property, and documentation due diligence before finalizing any transaction.

8. Seller / Landlord Responsibility

Sellers, landlords, owners, and representatives submitting a property to Aligned Homes Realty are responsible for providing accurate and truthful property information.

They must disclose known issues such as:

  • Ownership status
  • Authority to sell or rent
  • Existing loan or mortgage
  • Tenant status
  • Maintenance dues
  • Society restrictions
  • Legal disputes
  • Known defects
  • Repair requirements
  • Any other material property information

9. Add-On Services and Separate Charges

The following services may be charged separately unless specifically included in writing:

  • Advanced vastu consultation
  • Detailed vastu report
  • Vastu remedies and materials
  • Repair coordination
  • Cleaning or deep cleaning
  • Pest control
  • Painting
  • Waterproofing
  • Legal documentation services
  • Agreement drafting through professionals
  • Certified technical inspection
  • Structural audit
  • Electrical/plumbing certification
  • Property photography or videography
  • Paid marketing or advertising
  • NRI/outstation property care
  • Rental management

Any such charges will be communicated before proceeding.

10. Free Value-Added Services

Eligible clients or eligible transactions may receive certain free value-added services such as:

  • Free basic home vastu audit
  • Free basic property condition inspection
  • Free basic move-in cleaning

These are subject to eligibility, deal closure, brokerage/payment terms, property type, operational feasibility, defined scope, and final confirmation by Aligned Homes Realty.

Free services do not include advanced reports, remedies, repairs, deep cleaning, certified audits, legal verification, or third-party vendor costs unless separately agreed.

11. No Guarantee of Transaction

Aligned Homes Realty does not guarantee:

  • Sale of a property
  • Renting of a property
  • Purchase success
  • Tenant quality
  • Buyer quality
  • Final price
  • Negotiation outcome
  • Loan approval
  • Legal clearance
  • Transaction timeline
  • Property appreciation

Brokerage is for property introduction, coordination, transaction support, and agreed service scope.

12. Separate Agreements

Before accessing protected property details, scheduling certain visits, submitting properties for active promotion, or proceeding with a transaction, users may be required to accept specific brokerage terms or service agreements.

Such acceptance may happen through:

  • Written agreement
  • Email confirmation
  • WhatsApp confirmation
  • Digital acceptance
  • OTP verification, if enabled later
  • Signed document
  • Other accepted confirmation method

13. Updates to Brokerage Terms

Aligned Homes Realty may update these Brokerage Terms from time to time.

Updated terms will be posted on this website. For active transactions, terms already mutually agreed and confirmed may continue to apply unless changed by mutual agreement.
